When I spoke at NAR in Chicago in 2001 , Bob Wolff was also speaking and stated that "advertising"?doesn't sell houses". I've met Bob"?both"?in the USA and Australia and"?would only agree with his statement,"?with a twist!!

I would agree that BAD advertising doesn't sell houses in most cases, but properly written, media coordinated advertising, with the right photos"?and the right focus, most definitely does sell houses for the best possible price in the shortest possible time -- time and time again.

And, guess what? When good advertising sells houses it means you keep the listing commission"?AND THE SELLING COMMISSION,"?which means you don't have to share the sellers' commission with anyone else.

It's also great customer service, because after building a relationship with the seller and listing their property, you then sell it for them , with the best result , thereby fulfilling the reason for the relationship in the first place.

Potentially, you can"?also gain two new clients for repeat and referral business . The"?seller is happy and should use you"?next time they have a need and"?also"?and refer you to others , while"?the buyer will certainly want you"?selling their home for them , when the occasion arises.

Based on that scenario it does beg the question, is a buyer's agent"?really necessary? Worth thinking about??
