Don’t Keep Your Listing Inventory A Secret

Ummm…the market is overflowing with listings right now, and no matter how superior your listings are over anyone else’s listings, they don’t do you any good unless you get them out there! You have to get them out to the people that are buying in your area; you also want to get them out to potential sellers so that they can see how you would handle their listing if they were to sign with you. You have a sphere of influence, you have a database…why aren’t you using it? You should be sending out your current listing inventory to your entire database every week, or at the very least every 2 weeks. It doesn’t have to be just a boring list. It can be an article that you have permission to share, followed by a link to your inventory sheet, it can be your actual monthly newsletter that contains a link to your inventory sheet, and it really and truly can just be a quick note stating that you are so busy serving your clients’ needs that you didn’t have time to get creative this week, but wanted to make sure they still had your current listing inventory. It doesn’t matter how, or how pretty (ok, that matters a bit), but what really matters is that you do it…get it out there!
I have a client that has 3 different inventory listing sheets, her complete listing inventory, her foreclosure inventory and also her beach area investment property inventory. You have to get out there and make sure people know about your listings, it’s your job to market, so don’t just sit back on your laurels after you’ve received a listing and expect the listing to magically close escrow 30 days later. You created that database for a reason, and it wasn’t just so that you could follow all the steps that I wrote about in my 12 “Ways” of Christmas article! Use it.
Your Real Estate Virtual Assistant should be creating special postcards to go out to certain farms (depending on your listings and / or your area of expertise) at least once a month. Get creative. You ultimately want people to visit your website and sign up for your mailing list…so send out postcards to a certain farm…tell them if they visit your website and find the hidden treasure (a treasure chest icon on your site somewhere that when clicked takes them to a sign up form) then they will be entered into a drawing to receive certain prize. Then send another postcard once the winner is announced, telling the farm a bit about her and making them all wish they had joined in the fun!
If you get out there and brag about your inventory and find ways to make it fun, people will want to work with you. There are lots of “games” that you can play in your marketing efforts to get results.
Work with your Real Estate VA this week to brainstorm and see what creative ideas you can come up with to make your inventory the inventory that sells right now. Thanks for commenting, John. I am finding that unless you have your newspaper ads displayed online, as well as in print (which most publications do now) that you really don't get the bang for your buck.
Good ideas, Christine. In today's market where listings are lasting longer, I find the traditional media (newspaper!) to be without energy about 30 days after being on market. Snippets can be really good, though, both for the database (email) and farming (postcards).
