We may decide simply to clean and tidy the home and spend nothing or we may choose to stage the entire home and deliver truckloads of furniture giving it the look of a model home while also spending a substantial amount in the process.

"?We might be replacing (vinyl) flooring or refinishing existing (wooden) floors and upgrading of various fixtures, fittings and appliances.

As we tour of the home to be listed, we make a list of priorities and establish a budget."? Our aim should always be to spend the least amount possible and get the most visual appeal."? When staging the upgrades and repairs involve only what the eye can see.' Isn't that where the concept of staging began, with an effective and yet inexpensive stage set! A good rule of thumb is not to exceed 1% of your asking price.

Every home, be it budget, moderate or expensive, will to some degree need to be staged."? Each scenario will differ."? Obviously the higher up the spectrum, the more money the homeowners will be spending, but the more they will be earning from the sale of the house."? No two homes are alike.' Staging each home will incur different costs and present different challenges."?

Caution your client however that major renovations and remodels should not be done by the seller, but rather left for the buyer to undertake."? Large projects usually don't pay for themselves, let alone add enough value for you to make a profit. Why would you want to go through the aggravation and expense right before you move? Concentrate instead on smaller fixes with big impact, and let your buyers remodel to suit themselves.
